We had the septic system evaluated on a regular basis. It was last evaluated earlier this month (May 2026). The evaluator said the system was in great condition and the tank would not need to be pumped for several years. The evaluation reports are filed with San Juan County.

The house is connected to fiber-optic cable, providing 1GB internet service. (There was conduit placed under the asphalt driveway to support future wiring needs.)

  • Buoy- There are many, and most are not used at all. A buyer can apply for a permit.

  • Water Association: EWUA (Eastsound Water Users Association), which serves San Juan County and WSDOH. Water bills range between $45/month in the winter to $60/month in the summer.

  •  RPR (Road) Maintenance Association: Interested parties can request a copy of the current road assessment. There were some extra maintenance items added because of road wash-out at the middle/end of the road. We are in the first section (less expensive), Section A

  • Vacation Rental Permit- It has a coveted rental permit that needs to be renewed by the end of each year to stay active.

Other important things-

  • All real estate purchases on the islands require a certain % payment to SC Land Trust

  • We installed the metal roof in 2021

  • The driveway/sealant and main drainage were installed in 2022, including fiber conduit running beneath it.

  • When we bought the house, the drainage on the driveway was very poor (muddy, not paved), and there was a small slide that occurred (big rains), which we have spent years planting and stabilizing per the Stratum Group’s suggestions (Geologist that visited our site several times). We focused on stabilization and having good drainage, and it seems successful.

  • Stairs and water access are “grandfathered.” If you make a new plan for stairs, you have to get a permit from the county. If you maintain what is there, you can keep maintaining without issues.
